Tracy Parke Gibas~ Buffalo New York – This February I will be celebrating my 5th year in Real Estate.

How do you stand apart from other agents? 

Every agent has their specialties but I believe my strength comes from the time I’ve invested, building my business on a strong foundation of Faith, transparency, and honesty while serving my community with the highest level of customer service. It’s my belief that everyone deserves to have the best and I consistently seek out ways to add value while “serving” rather than “selling” them anything!

What is the key to attaining long-term clients? 

For me, the key to long term clients has been the conscious choice to build friendships that go much deeper than “buying or selling” a home. No one wants to be sold anything, including myself, but everyone wants to be inspired and left feeling better than they did before you interacted. Therefore, I focus all of my attention on the details that make one’s day easier while adding value before, during and after the sale. It’s been the number one way to stay connected and earn one’s loyalty and trust.

What marketing method is most effective for you and why? 

Hands down, client appreciation! It’s about making the time to connect via social media or a text message throughout the year not just the sale! Continuing the friendship by remembering them at holidays; special occasions; or acknowledging and celebrating their professional and personal accomplishments. Sometimes it’s simply connecting with them through prayer or sending an inspiring message that lifts them up, in their time of need. I have learned that taking the time to appreciate those around you, yields the highest return on your investment!

What routine do you implement in your daily real estate life? 

Since Real Estate is my “go to” platform, for fulfilling my life’s purpose, serving others, I can be found each morning asking the good Lord, to send me those, whom, He needs me to help. He has yet to disappoint and somedays I wonder how He thinks I can handle what He sends! He stands true to His promises and for that reason, I have built my entire empire with Him leading the way!

What are your DO's & DON'TS when it comes to conversation starters? 

Once you are working with me, I do always start off with a very upfront and honest conversation about what to expect as we begin our journey together. My number one priority is providing the “good, bad and ugly” so that everyone is well prepared and confident navigating through the process. I ask clients about their concerns and reassure them, that no matter what we may be up against, we will ultimately crush their real estate goals! On the other hand, I don’t believe in telling prospective clients what they want to hear if it’s not the truth, even if it means losing a listing. They’re hiring me, as a professional, so that I can provide them with professional market advice, telling clients anything less than the truth would be a disservice. They deserve the best!

Which goals are you looking to achieve this year and what will it take to meet them? 

My goal this year is to conquer my fear of video! So I will keep pushing myself out of my comfort zone by adding more video to my social media. The struggle is real when it comes to talking into a camera but thankfully, Tik Tok and IG Reels have provided me with an opportunity to get more comfortable on camera without physically having to talk. Practice makes perfect so follow me for some more innovative fun and creative videos!

What's one piece of advice you would give a new agent? 

Identify what your God given gifts are and then go out into the world and be “YOU”! Build relationships in your community that withstand the test of time because of the value you bring every day. Absolutely, NEVER focus on the money. Serve those who are sent to you with the highest level of service and the rest will come in overwhelming abundance.
